Greta Estates Pty Ltd has been planning the re-development of the Anvil Creek property for more than a decade and has skilfully negotiated positive relationships and outcomes to achieve an approved masterplan and stage1 consent that maximises the natural advantages of the site and creates a significant new development opportunity.

The Anvil Creek property has received the following consents:

Rezoning

Rezoning of the site, under Cessnock City Council LEP 1989 as amended, to Residential 2(a), General Business 3(a) and Environmental Protection (Conservation) Zone 7(b) by the Minister for Planning and gazetted on 5 December 2008.

Development consent

Following the re-zoning of the property, development consent was granted by Cessnock City Council confirming the density under a super-lot subdivision. Under the masterplan and stage 1 consent approved on 17 February 2010, the site is to be sub-divided into 11 super-lots to ultimately contain 22 precincts encompassing:

  • Up to 1,364 permanent residential dwellings
  • A golf clubhouse and 150 room dual key hotel
  • Up to 85 detached and attached tourist accommodation buildings
  • An 18-hole international standard golf course
  • A retail area adjacent to the new freeway interchange
  • An education precinct
  • A commercial vineyard
  • A village centre with a mix of uses to serve residents and visitors
  • An extensive network of open space
